Here is the whole process, start to finish, so you know what to expect before you pick up the phone. You are in control of it the entire way.

We look at the house, what it needs, and the title, and we pull together what we know about your part of the market.

A proper conversation about the property and your timeline. Ask us anything you like — this is the part where questions get answered.

If it’s a fit, we’ll make you an offer
We explain how we got to the number, and you get it in writing to take away and think about.

You decide
Take the time you need. Talk to an attorney or a family member. Nothing is settled until you say so.

We coordinate the closing
We handle the arrangements and keep you posted. Most sales we handle aim to close in roughly 30 to 45 days.
How quickly it goes depends on the house, the title work and getting access for a look round. Thirty to forty-five days is what we usually aim for, and we will keep you posted as the date firms up.
The part worth understanding
What you get out of it.
No real-estate agent commissions, and you can sell as-is without making repairs first.
The figure we agree with you is the figure you get. You have time to read everything, ask us about anything, and take it to an attorney or a real-estate professional first — we would encourage that.

How a proposed price is worked out
Where the number comes from
No mystery to it — here is the same arithmetic we use on every house.
ARV − 20%–25% − estimated rehab costs = proposed price
- ARV means the estimated after-repair value. What the house would reasonably be worth once the work it needs has been done.
- The 20%–25% is calculated from ARV. It is a percentage of that after-repair value — not of the proposed price, and not of anything else.
- Estimated rehab costs are then subtracted. What we reckon the work will cost, based on what you have told us and what we see at the house.
- The result is the proposed price. Once we have seen the place the numbers firm up, and we will always talk you through how we got there.
This is a general framework for working out a proposed price — not an appraisal or guaranteed offer. The condition of the house and what the rehab actually comes to will move the number, which is why we like to talk it through with you.
