How is a proposed price worked out?
We start from ARV — the estimated after-repair value, what the house would be worth once the work it needs has been done. We take 20%–25% of that ARV, then subtract the estimated rehab costs. What is left is the proposed price. It is a general framework, not an appraisal or guaranteed offer, and we will always talk you through how we got there. What does Bayfront Home Buyers do?
Bayfront Home Buyers LLC is a real estate solutions and property acquisition company. Homeowners across Michigan and Indiana tell us about a house, we talk it through, and if it is a fit we make them an offer.
How long can closing take?
Most of the sales we handle aim to close in roughly 30 to 45 days. The exact timing depends on the property, the title work and the terms of your agreement, and we will keep you posted as the date firms up.
Do I have to accept the offer?
Not at all. You take it away, read it in your own time, ask us anything, and talk it over with whoever you like. Nothing is settled until you say so.
Should I list with an agent instead?
It depends entirely on your circumstances. A traditional listing is built for sellers who want to market the property publicly. A direct sale is built for sellers who want simplicity, an as-is sale and a planned closing date. Both are good routes — pick the one that fits your situation.
Can I have an attorney look at the agreement?
Absolutely, and we would encourage it. You take the written agreement away with you, and you are welcome to have an attorney or a real-estate professional read it before you sign anything.
Do I need to make repairs?
Generally not. Properties needing work are a common reason homeowners contact us.
What types of properties can I submit?
Residential property across Michigan and Indiana — houses that need work, inherited and vacant homes, rentals, and ordinary family homes whose owners just want a simpler sale. Send the details and we will come back to you quickly.
What happens after I submit the form?
We review what you have told us and follow up to talk it through. If we need more information we will ask before describing any option to you. Submitting the form does not commit you to anything.
How are transaction costs handled?
No real-estate agent commissions, and you can sell as-is without making repairs first. Everything is written down for you before you sign anything.
