Choosing a route
Two routes, and which one fits
Listing suits a house that shows well and an owner with time. A direct sale suits simplicity and a date you can plan around.
A traditional listing is built for sellers who want to market the property publicly. It suits a house that is in good condition, when you have room in your schedule for preparation, showings and the usual listing process.
A good local agent will also tell you which repairs are worth doing here and which are not, which is a real part of what an agent brings. If the house is presentable, or could be with modest work, and you are not working to a deadline, that is a route worth taking seriously.
A direct sale is built for the other case: when you would rather sell as-is, skip the showings, and know the closing date in advance.

When sellers here still choose a different route
The repairs are beyond cosmetic
Paint and carpet pay for themselves in this market. A roof, a furnace or rewiring is a different sum — and if a buyer’s lender will require it anyway, you are choosing between funding it yourself and accepting less.
There are tenants in it
Marion County has one of the lowest owner-occupancy rates in Indiana. Occupied properties narrow the buyer pool sharply, and viewings around a tenancy are slow and intrusive for everyone.
The estate has not been settled
An inherited house cannot complete a sale until someone has authority to sign. That constraint applies to a listing too — but a direct sale is often easier to hold together while it is resolved.
Timing is the constraint
Days from listing to a pending sale have been lengthening statewide, and about 35% of Indiana listings took a price reduction in the first half of 2026. If you need a known date, that uncertainty has a cost.
You are out of state
Managing repairs, access and showings remotely is genuinely difficult, and it is a common reason people choose fewer moving parts over a higher number.
You would rather not be involved
A legitimate reason, and one people are often oddly apologetic about. Not everyone wants a project.
