Miller Beach, Glen Park, Aetna and the Horace Mann district are not interchangeable, and neither are individual blocks within them. Some Gary houses are maintained, occupied and sell in the ordinary way. Others need work, or have title complications, or have sat empty long enough to create their own problems.

About 22.6% of Gary’s housing units are recorded as held off the market — neither for sale, for rent, nor seasonal. That is the highest such share in Indiana, and it is the clearest available explanation for why buyer demand is uneven from one part of the city to another.

We use that figure for one purpose only: to explain why a general statement about Gary tells you very little, and why the assessment has to be property-specific. It is not a statement about your house, your street, or what your property is worth.

Two Census figures, nineteen per cent apart

The five-year Census estimate puts the median Gary home value at about $94,700. The most recent single-year estimate puts it at about $112,400 — roughly 19% higher. Both are official; they are different products measuring different periods.

You will see the lower figure quoted as though it were current. It is the most understated number in this market, and it is worth knowing that before anyone uses it in a conversation with you — including us.

Gary questions

Are Gary houses hard to sell?

Some are and some are not, and the difference is usually the specific property rather than the city. Maintained, occupied houses in the stronger parts of Gary sell in the ordinary way. We would not tell you your house is difficult without having looked at it.

There is a title problem I have never sorted out.

Title problems are an ordinary reason a sale stalls, and they are often resolvable. It does take time, and it has to be dealt with before any sale — listed or direct — can complete.

The house is rented and I want out.

Landlord sales are common in Lake County. A sale does not by itself end a valid tenancy, and what happens depends on the lease, the transaction and applicable law. See the rental property page.

Is there a Gary land bank that could take the property?

No. Gary does not have a land bank — city property is held by the Gary Redevelopment Commission, which is a different thing. Only two entities in Indiana are land banks by name and legal form, and neither is in Gary.
