Sell a house in 32119, South Daytona and Daytona Beach

This postal area is split between two cities in something close to equal measure. It is the most evenly divided ZIP anywhere in our Florida coverage, and the split is not academic.

The housing here

What 32119 covers.

32119 runs along the west bank of the Halifax River south of downtown. Rather more than half of its ground is City of South Daytona and rather less than half is City of Daytona Beach, with a small remainder unincorporated county.

Neither city could fairly claim the postal area, which is why this page sits under the county. If you know you are inside South Daytona, the South Daytona page is written for you; if you are in the Daytona Beach part, the Daytona Beach page is.

What follows from the split is concrete rather than theoretical. Two houses on nearby streets can answer to different building departments and different code offices while sharing a postal address. If you have ever been sent to the wrong counter over a permit, this is the reason.

The housing is established single-family development on regular lots, largely mid to later twentieth century. Housing built inside a narrow band of years reaches its milestones together — roofs, air conditioning and water heaters falling due within a few years of each other — which is worth weighing before committing to preparing a house for the open market.

A description of the area 32119 covers, not a statement about any particular property. ZIP codes are postal areas and do not follow neighbourhood or municipal boundaries.

What comes up here

The situations behind a sale here.

  • Not knowing which city has your propertyWorth settling first, and quick to settle. The county or either city can confirm it from the address.
  • Several major items due in the same yearThe characteristic position in housing of one era. Where a roof, a system and an exterior all need attention at once, the listing-preparation bill arrives in one piece — see selling as-is.
  • A house that came through an estateWhat can be signed depends on where the estate has reached. See the probate guide.
  • A property standing emptySee the vacant property guide — insurance, then the post, then the water.
  • Flood zone and storm historyRiver-adjacent property comes up here. The FEMA Flood Map Service Center is the official answer for any address; the storm and water guide covers what follows from it.
  • An insurance letter about the roofNon-renewal and cancellation are different events with different options. See the insurance guide.
  • A rental you have finished withA sale does not by itself end a valid tenancy. See the rental guide.
  • An open permit or a code caseHeld by whichever city has jurisdiction. See the code, liens and permits guide.

Before you call

What the first conversation is like.

The address first, so we can work out which city has it. Then condition, who owns it on paper, and whether anyone is living there. If you are working to a date, say so at the start.

The Volusia County Property Appraiser lists year built and building details for any address in the ZIP, whichever city it falls in.

The Volusia County page lists the rest of the county offices — records, probate, permits, code and flood.

Questions we actually get

32119 questions

Which city am I in?

In this postal area it is genuinely close to even, so it is not something to guess. Ask the county or either city with the address — it decides which building department and code office your property answers to.

Why is there no South Daytona ZIP page?

Because 32119 is not South Daytona, or not only. The postal area is divided between two cities, so a ZIP page under either one would have implied that city’s rules govern the whole of it. The South Daytona page covers the city itself.

Everything needs replacing at once.

What happens when a neighbourhood was built in one stretch. It is one of the clearest reasons to compare a direct sale against a listing with real numbers, and you do not need estimates before calling.

Is the property in a flood zone?

Check the FEMA map rather than assuming either way. It affects insurance and financing both.
