Not necessarily. The 32073 postal area is considerably larger than the incorporated town, and a great many Orange Park addresses sit in unincorporated Clay County. It is worth knowing which, because it decides who handles permits and code for your property.
Does the association have to approve a sale?
That depends entirely on the community’s documents, which vary. Where there is an association it is worth saying so early, because any approval or estoppel requirement affects timing.
Do I deal with Jacksonville for anything?
No. Clay County is a separate county with its own appraiser, clerk and code offices. Proximity to Jacksonville does not change which offices govern your property.
